Berwick ‘Tuscan’ mansion with golf green could earn massive sum


A family that spent more than three years building their own slice of Italy in Berwick could be in for a massive windfall.

Their extravagant Tuscan-inspired mansion is for sale with a $6m-$6.5m price guide – more than seven times what they originally paid for the vacant block of land the luxury home now occupies.

CoreLogic records show they purchased the 4003sq m allotment for $850,000 in 2014.

But after creating a bespoke four-bedroom property with materials imported from Europe, 1-2 Adare Court is set to become one of the outer southeastern suburb’s most expensive homes.

OBrien Berwick’s Daniel Boyle said the vendors were selling up with plans to “do it all over again”.

“We may have found another bigger block and they want to build another home there, and do some of the things they couldn’t do on this one,” Mr Boyle said.

“They want to do a pool house and the same look, but all on a larger scale. They have a real passion for the Tuscan style.”

“The reason it took so long to build was all the stonework on the property was done by a qualified stonemason, so each piece had to be made.”


Imported Italian terracotta roof tiles, handcrafted stone fireplaces, wrought iron doors and recycled timber beams offer a rustic country-style touch.

The impressive house also features a fully-automated “Gold Class” cinema, dressing room and a 1000-bottle wine cellar, plus an incredible alfresco area that would fit perfectly in a Tuscan villa.

The undercover area includes a barbecue, built-in speakers, a mineral swimming pool and a wood-fire pizza oven, for the complete Italian package.

“All the landscaping was professionally put together to replicate the Tuscan feel as if you are over there,” Mr Boyle added.

“There’s also a section of the grass which is a putting green and the rest of it is like one of the best fairways you’ve ever seen. It’s like the Royal Melbourne Golf course. Everyone who comes to inspect second guesses if it’s real or not.”

Mr Boyle said there had been interest from buyers in Black Rock, Camberwell, and people looking to downsize from acreages, in addition to “a few interstate inquiries”.

He said the sale of Adare Court would follow the recent undisclosed sale of 48 Beaumont Road, which was suspected to have sold for an estimated $9.5m record.

The property is for private sale.
